Real Estate Video Marketing Example

Camille Abbott in Austin, Texas is showcasing luxury real estate for sale with this high quality video tour (produced by Shutterburg Studios).  Let’s watch the video, and then I want to list out the elements of this video that make this a great example of a quality real estate video tour.

Real Estate Video Marketing Components

Video Creation

The first thing worth mentioning is that Camille simply put video content out in the public on her website and youtube.  That’s a huge step above the competition.  Many real estate sales campaigns don’t even bother with video.

Camille (or the seller) paid a professional virtual tour company to produce the video.  So it’s a well made piece of content.  Many parts of the video marketing process can be outsourced.

The video itself is composed of still shots, mashed up in a slide show.  The pictures appear to be video, but it’s actually a simple video editing feature where a still image is panned across with motion providing the illusion of actual video.  This is sometimes called the “Ken Burns” effect.  Ken Burns made documentaries about the Civil War and created this “panning” effect on old Civil War photographs to better engage viewers in long film documentaries about the Civil War.

Notice the soothing background music in the video.  It helps the viewer relax and stay focused while sitting through a five minute slideshow.

There’s a black bar with white text on the top of the video “navigating” or letting the viewer know which room we’re in.  When this text changes, it catches our eyes to keep us engaged.

Uploading the Video (where it went)

The video is on youtube with a global audience.  You never know where someone may be moving from who is looking for high-end real estate in Austin Texas.  London? India? South Africa?  You never know.  The video was also “tagged” in youtube with various keywords that help with search engine optimization (SEO) so google searchers and youtube searchers could discover the video from a search function.

The description below the youtube video has a live link to Camille’s website where the video tour was also uploaded.  I found this video on youtube and linked out to Camille’s website where I landed on a “landing page” with even more information.  Nice Job Camille.

Also by clicking on the username that uploaded the video (AmeliaBullock), you go to the youtube channel where this listing is stored.  In that channel are several videos about the brokerage firm and an interview with Camile.  She’s candid, professional, and engaging in her interview which increases her rapport with future clients (buyers and sellers).

Call to Action (CTA)

Throughout the entire video is Camille’s contact phone number.  On her “landing page” you can email Camille and also link to her other listings which is perfect for getting prospects’ eyes on other listings for the same agent.  This increases Camille’s reputation in her specific real estate niche.

Bookmark the links in this video for future reference.  This is first class Real Estate video marketing.

I’m shocked to see how little competition is in the real estate video marketing space today.  I’ve successfully used video marketing strategies and tactics to generate leads for my real estate investments.  From the leads I’ve sold real estate & found tenants.  In all cases, the prospects said the video tours lead them to make contact.  Video makes your listings stand out from the crowd. Here’s a few tips I’ve learned along the way:

DO

  • Create video tours of property you have for sale and upload the video to Youtube and your website.
  • Introduce yourself in a “welcome message” on your web page in the “About” area.
  • Link to your property videos from regular Craigslist postings.
  • Create a video to introduce the area the property is located in (climate, schools, local economy, culture, recreation opportunities, etc,).
  • Let your friends and colleagues know you created a video through social networks like Facebook & Linkedin (referral potential).
  • Burn your Listing Video to DVD to give to hot prospects (so they can watch it on the big screen TV at home).
  • Promote your Video on Youtube through the Promoted Videos Program.
  • Add Royalty Free Music to the background of your video to engage the viewer.
  • Add a “Call to Action” in the video.
  • Learn how to use “tags” when you upload your video.  Tags help with search engine optimization.

DON’T

  • Spam the internet with your video.  Just upload to Youtube.
  • Add music to your video that’s inappropriate or distracting.
  • Read a script in a dull voice.  If you’re not excited about the property, it shows.
  • Exaggerate the details of the property.
  • Leave the property online after a sell.  Simply change the setting from “public” to “private.”
  • Ignore traditional paper ads in the paper.  Put your video Youtube link in the local newspaper classifieds.
  • Wait any longer to integrate video into your marketing strategy.

The number one question Real Estate Professionals should ask about their marketing efforts is “How do I sell real estate online?” You need a website and advertisements on sites like Craigslist to generate leads, but there is so much more you can do in the online space to generate quality leads.

What if you could showcase a home 24/7 with global reach? What if you could collect contact information from people who are actively looking and immediately provide them with additional marketing materials?  What if you could generate a second stream of income by creating a paid membership website for other real estate professionals to teach them how you market online?

What if you could manage cutting edge internet marketing software with the most user friendly publishing platform on the market?

In my opinion Kajabi will open up more lead generation possibilities for your real estate ventures than any other internet marketing tools currently on the market.  There will be a learning curve, but if you’re motivated to increase leads and conversions, it’s worth it.  Here are just a few of the possibilities Kajabi holds for real estate professionals.

Landing Pages

A landing page is a page that your visitors land on by clicking on a link you (or others) have posted elsewhere on the web.  Your Craigslist ad could link to a landing page or you could send visitors to a landing page from another part of your own website.  The content of the landing page should be a marketing message.  These days I recommend video to be the main content of your landing page.  Here are just a few examples of what you could do as real estate professionals:

  • Give a video tour of your lisings for sale or for rent with a “Call to Action” like “Call Jessica at 555-5555 to schedule a showing.”
  • Update viewers of progress in construction of a new subdivision and ask them to “Email Frank for more information.”
  • Do a video introduction of yourself, team, or business (kind of like a video version of “About Us”)
  • Introduce viewers to recent foreclosures on the market
  • Showcase partners you work with like contractors, title companies, charities, etc.)  Build community.
  • Introduce price reductions in video format.

Squeeze Pages

Squeeze pages are a specific type of landing page where visitors “opt in” or give you their email address in exchange for some form of value.  The value you give them is usually more information.  Kajabi makes building squeeze pages easy because you don’t need to learn how to “code” to create one.  You can also add video to your squeeze page to make your offer more compelling.  Once you have their email address, you can send them marketing materials like newsletters, updates, offers, etc.  They can “unsubscribe” from your list at any time.  As a real estate professional you can use squeeze pages to:

  • Create mailing lists for prospects.  Send them new listings, limited offers, news, etc.
  • Create “waiting lists” for rental property (Presell before the current tenants move out)
  • Create paid or free members areas on your website “(Los Angelos Foreclosure Club” or “Seattle Investment Property Club”)
  • Create “waiting lists” for constructions in process, under contract, or properties in renovation.

Membership Sites

Membership portals are separate websites or areas of your website that have restricted access to the public.  They can be free or paid.  If you are charging money it can be a one time fee or recurring monthly payments.  Membership sites are a good place to build clubs around certain topics. Also use them as training platforms to teach (in an online environment) whatever your particular real estate skills are.  I believe Kajabi will make membership areas easier to build than ever before.  Use membership sites to:

  • Build a local house flipping club
  • Create Video-based real estate training products
  • Create a private area on your property management website for owners
  • Create Real Estate Investor Clubs (so investors can network with other investors)
  • Create a free “first-time” home buyer club where you have training videos and text reports

Product Launches

The theory of a “Product Launch” was popularized by Jeff Walker in his various “Product Launch Formula” trainings.  Jeff Walker is an internet marketer based out of Colorado.  Product launches are used to deploy information products like training seminars, books, businesses, consulting, etc.  What is less well known (and more important to Real Estate professionals) is the concept of a “Property Launch.”  A property launch is series of steps to go through to market and convert a buyer using core concepts of sound internet marketing.

A well executed property launch doesn’t guarantee the sale of property for example, but it drastically increases the probability of increased lead generation and conversion.

Listen up. This is my core message to you:

Kajabi is a web application that holds the potential to increase your probability of incresed sales as a real estate professional or (FSBO type) by making a user friendly platform to execute property launches with video marketing.

Kajabi is not a magic bullet for your marketing needs.  It’s not for the “get-rich-quick” type.  Kajabi is for motivated real estate professionals and property owners who want to leverage the exposure and tools of the internet to increase their marketing effectiveness.
